Rent collection

Residents pay online or by check. You are paid by the fifth of each month, with a report.

Online payments. Card, bank transfer, or check. Automatic reminders before the first.

Late rent. We call before we write. Most late rent is resolved with a phone call.

Deposits. Held in a separate account, returned with an itemized statement.

Renewals. Sent 90 days ahead, priced to the market and explained to the resident.

Bookkeeping and reporting

Your building has its own set of books, kept current every week.

Monthly report. Income, expenses, and what was sent to you, in one page.

Bills. Utilities, insurance, taxes, and vendors paid from the building account on time.

Year end. A package your accountant can file from, including 1099s for vendors.

Owner portal. Every invoice and report, available whenever you want to look.

Maintenance coordination

Residents tell us. We fix it, within the limits you set.

Requests. By text, email, phone, or the resident portal. Acknowledged the same day.

Vendors. Plumbers, electricians, and handymen we have used for years and pay promptly.

Approvals. Anything under your limit is done. Anything over it gets a call with a quote.

Emergencies. A person answers at any hour at (917) 905-7194.

Resident experience

Residents who are treated well stay. That is good for everyone.

Move in. A clean unit, working keys, and a walkthrough with someone from our team.

Tone. We are warm and direct. We do not escalate, and we do not go quiet.

Follow up. Every request gets a reply and a date. If the date moves, we say so first.

Move out. Deposit returned within the legal window, with the itemized statement.

We quote each building after we see it.

Tell us the address and the number of units. We will visit, then send a plain proposal with one monthly fee.
